Real Estate Sales Continue to Improve – 2013 Year-end Review

Realtor assisted sales for Ashe, Avery, and Watauga Counties as tracked by the High Country MLS showed modest year-over-year improvement in the homes,  land and commercial property segments.  Overall unit sales increased by less than 1% (1703 units in “13 vs. 1688 units in ’12) while overall dollar volume increased by a modest 5.84% ($376.7 million in ’13 vs. $355.9 million in ’12).  While overall dollar volume and unit sales as measured in these segments were both up year-to-year,  inventory levels still remain at historically high levels  in various segments of the market and will continue to put downward pressure on pricing tipping the scales  for  buyer’s into the foreseeable future until inventory levels become more balanced.   Buyer’s who have been sitting on the sidelines should be encouraged by the positive trend which has continued to improve from the low in 2010,  and may want to consider moving forward with their purchases, especially if a mortgage is involved given the trend with interest rates ticking upward.  As of January 2, 2014,  the average 30-year loan rate was 4.53%, up five basis points from 4.48% according to Freddie Mac,  while the average 15-year loan increased to 3.55% from 3.52%.  A year ago,  the 30-year fixed averaged 3.35%,  while the 15-year, 2.65%.
